Package Options
At Paramount Log Homes we try to be as flexible as possible with the different kit configurations that we offer. Below are the most common package breakdowns that we offer with a description of what items are included. Each of the floor plans on the website gives a price on what that specific package would cost in the Billings region, not including delivery.
Flexibility. If you want us to work an arrangement that falls somewhere in-between what the packages have listed, don’t be afraid to ask. We’re here to make things work for you, so if it can be done, we’ll do our best to do it.
Kits
Log Kit—A log kit includes all the materials you need to construct the exterior walls of your log home or cabin. This includes all the milled logs cut to length to match the log plans, sufficient lag screws and washers, foam sealant for between the logs, and building instructions.
Shell Kit—A shell kit includes everything in the log kit, as well as sub-floor materials (support walls, joists, sheeting, stair material), windows, exterior doors, all your roof materials (trusses, sheeting, steel, soffit, felt), and exterior trim for around the windows and doors.
Builders Kit—A builders kit includes all the materials in the log kit and shell kit, and adds: all the framing for the interior of the home, tongue and groove pine to cover the walls and ceiling, loft materials (if the plan has a loft), deck and/or porch material, interior trim, and stairs.
What Our Kits Do Not Include:
• HVAC • Electrical/Plumbing Systems • Foundations • Floor Covering • Cabinets • Lighting • Interior Doors • Insulation • Bathroom Fixtures • Well/Septic • Labor •
Built Homes
Built Shell—A built shell includes all of the material that we include in a shell kit, as well as our labor to assemble it. When complete, this option would give you a constructed, hollow, weather-tight building.
Please note; this option requires an appropriate foundation to be in place. We will provide you with the specifications and dimensions that you need for the foundation.
Built Shell/Builders Kit—A built shell/builders kit consists of a built shell, along with the balance of materials that are provided in the builders kit— all the framing for the interior of the home, tongue and groove pine to cover the walls and ceiling, loft materials (if the plan has a loft), deck and/or porch material, interior trim, exterior stain, wood sealer, and stairs.
Turnkey Package—A Turnkey package consists of everything you’ll need to move into a finished home, and us doing or arranging for all of the work. It includes everything in the builders kit along with: plumbing; heating and AC; electrical; insulation; foundation; stain and sealant applied; allowances for flooring, cabinets, lighting, septic and water; metal roof.
All turnkey packages over 1,000 square feet are priced with a basement foundation. Allowances for well and septic on turnkey packages range from $9,000 to $12,000 total. There is the potential for soil conditions or water depth to result in charges in excess of this amount. Please take this into consideration when budgeting for a new home.
For turnkey projects we are currently limited to a radius around Billings, Montana of approximately 75 miles. Turnkey projects further than 20 miles from Billings will have some price adjustments due to distances involved. Our delivery range for kits would depend on complexity and which level of kit customer is seeking, as even kits require some involvement by PLH. Kits involving labor have a limit of approximately 150 miles, depending on PLH labor availability.
